Terms & Conditions
When appointing Warehouse Dilapidations you agree to the following terms and conditions, as laid out by S&R Group Ltd.

1. Deposit Requirement
To secure our services, a deposit is required unless otherwise agreed. The amount will be determined based on soft credit checks, company filing history, and corporate status. We offer flexible options including a percentage-based deposit or a full 30-day credit facility, which must be agreed in writing prior to commencement of any works.
2. Aborted Visits
A charge of £1,500.00 + VAT per team will apply for any aborted site visits where access is not granted, the site is unprepared, or delays are caused by the Client or third parties outside of our control.
3. Standing Time
Any site downtime caused by factors outside of S&R Group Ltd’s control will be chargeable at £45.00 per man-hour, in addition to any relevant accommodation or associated expenses incurred.
4. Cancellation Policy
Cancellations must be submitted in writing no less than 7 days before the scheduled start date. If cancellation occurs within 7 days of commencement, S&R Group Ltd reserves the right to charge for any loss incurred, including labour, materials, and administrative fees.
5. Rescheduling Policy
Rescheduling must be requested in writing a minimum of 7 days prior to the planned start date. Aborted visit charges of £1,500.00 + VAT per team may apply if proper notice is not given or the site is not ready for the agreed date.
6. Payment Terms
All payment terms will be clearly communicated and confirmed in writing upon acceptance of the quotation or prior to payment of a deposit. Full payment is due within the agreed terms, and late payments may incur interest or penalties in accordance with the Late Payment of Commercial Debts (Interest) Act 1998.
7. Completion Timeframe
An estimated timeframe for project completion will be supplied upon request. All timeframes are provided in good faith and are dependent on external factors such as material availability, weather conditions, and site access.
8. Liability and Insurance
S&R Group Ltd maintains comprehensive public and employer liability insurance. Documentation is available upon written request. We shall not be held liable for any indirect, incidental, or consequential damages arising from delays or defective materials outside of our control.
9. Dispute Resolution
S&R Group Ltd is committed to resolving disputes amicably. In the event of any disagreement, both parties agree to engage in mediation before pursuing legal remedies.
10. Force Majeure
S&R Group Ltd will not be held liable for failure or delay in performance of obligations due to causes beyond our reasonable control, including but not limited to extreme weather, delivery issues, or acts of God.
11. Quality of Work Guarantee
All installations include a minimum 52-week guarantee for standard application. Product-specific warranties vary depending on the system and manufacturer. Clients may request written confirmation of applicable warranties before work commences
12. Amendments to the Agreement
Any amendments to these Terms and Conditions must be agreed upon in writing by both parties. By confirming a booking or accepting a quotation, the Client agrees to be bound by these Terms and Conditions.
13. Substrate Moisture and Water Table Disclaimer
S&R Group Ltd shall not be held liable for any issues arising from unforeseen water tables, moisture ingress, or latent substrate conditions that have not been disclosed or identified through prior testing. It is the responsibility of the client to ensure the substrate is adequately prepared and assessed before installation.
14. Substrate Regulation and Resin Flow
All resin systems installed by S&R Group Ltd will follow the natural contours and fall of the existing substrate unless a regulated underlayment has been installed by our team as part of the contracted works. We strongly advise a substrate regulation assessment if flatness or levels are critical to the client’s application.
15. Screed Tolerances
Traditional sand and cement screeds will be installed to SR3 flatness tolerance in accordance with BS8204-1, unless otherwise explicitly agreed in writing prior to commencement.
Liquid screeds will be installed to SR2 tolerance unless a different standard is confirmed in writing.
16. Site Lighting
S&R Group Ltd does not provide site or task lighting as part of its standard scope.
Should lighting be required for safe and accurate completion of works, this must be requested in writing in advance. All associated hire and operational costs will be chargeable to the client.
17. Waste Removal & COSHH Waste
S&R Group Ltd does not remove general site waste or hazardous materials, including COSHH-related waste, unless a prior agreement is made in writing. The disposal of all waste is the responsibility of the client unless specified otherwise in the project scope.
18. Made-to-Order Materials
All materials supplied by S&R Group Ltd are batch manufactured specifically for each project. As such, once production has commenced, orders cannot be cancelled or returned. Any amendments must be agreed in writing prior to manufacturing.
19. Site Setting Out
S&R Group Ltd does not accept responsibility for site setting out, including but not limited to levels, datum points, or installation locations, unless explicitly included in our contracted scope of works. It is the client’s responsibility to ensure accurate and complete setting out prior to commencement.
20. O&M and Warranty Documentation
All Operation & Maintenance manuals and warranty documentation will be issued to the client upon settlement of the final account in full. No documents will be released until all outstanding payments are cleared.
21. Colour and Pigmentation Variance
Due to the nature of resin and pigment-based products, S&R Group Ltd cannot be held liable for any variation in colour or finish, including marbling or shading inconsistencies. Environmental conditions, lighting, and substrate can all influence the final appearance.
22. Acceptance of Terms and O&M Manual
By providing a written instruction, formal order, or deposit to commence works, the client confirms acceptance of these Terms & Conditions. The client also agrees to adhere to the Operation & Maintenance (O&M) manual that will be provided upon completion of the works, subject to full payment of the final account.
23. Third-Party Recovery
In the event of non-payment or breakdown in communication regarding the final account, S&R Group Ltd reserves the right to engage third-party recovery or legal services. Any associated costs incurred in the recovery process will be charged to the client.
24. Stand-Down Charges and Access Responsibility
S&R Group Ltd cannot be held liable for delays or costs arising from the client’s failure to ensure site readiness or access. Should our site teams be forced to stand down due to lack of access, site readiness, or other issues beyond our control, the client will be liable for all associated costs, including standing time and any lost labour.
25. Project Timeframes and Delays
S&R Group Ltd endeavours to meet all agreed project timeframes in good faith. However, we reserve the right to adjust scheduling in the event of unforeseen circumstances, including but not limited to site delays, weather conditions, or supplier issues.
26. Snagging Period
Resin flooring is a fluid-applied, hand-laid system and is not a sheet material. As such, minor imperfections may arise post-application. Clients should allow for a reasonable snagging period upon completion. Any required snagging works will be carried out in line with our standard defect rectification process.
27. Responsibility for Materials and Plant on Site
All materials, tools, and plant delivered or stored on-site become the responsibility of the client upon arrival. S&R Group Ltd will not be held liable for theft, damage, or loss of any items once delivered. Any replacement or associated costs shall be borne by the client.
28. Additional Costs and Variations
Any additional costs incurred during the course of the project—due to variations, unforeseen site conditions, delays caused by the client or third parties—will be chargeable to the client unless otherwise agreed in writing prior to application or invoicing.
29. Site Parking Provision
The client is responsible for providing adequate site parking for S&R Group Ltd’s teams. If parking is not available, the client agrees to cover all associated parking charges, including permits or off-site parking arrangements, unless previously agreed otherwise in writing.
30. Contractual Agreement by Order or Deposit
By issuing a deposit, written instruction, or formal purchase order for a specific project, the client confirms acceptance of S&R Group Ltd’s Standard Contract of Works Agreement. This applies in full unless superseded by a bespoke contract agreed in writing by both parties.
31. Site Readiness and Third-Party Trade Interference
S&R Group Ltd shall not be held liable for delays, defects, or access issues caused by follow-on or prior trades. This includes, but is not limited to, incomplete preparation works, materials or equipment left within the working area, or failure to hand over the site in a ready condition. Any resulting abortive or standing costs will be chargeable in full to the client.
